Maintenance Supervisor-100-299 Job Title: Maintenance Supervisor Division: Multifamily Status: Non-Exempt JOB SUMMARY: The Maintenance Supervisor is responsible for overseeing and performing maintenance operations to ensure the community's buildings, grounds, amenities, and equipment meet Harbor Group’s standards for safety, cleanliness, functionality, and appearance. This role includes leading the maintenance team, handling service requests, performing preventative maintenance, managing inventory, and coordinating with vendors and contractors. The Maintenance Supervisor is a hands-on leader with strong technical skills, a focus on customer service, and the ability to manage multiple priorities efficiently. ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by Harbor Group Management Company. * Supervise, train, and provide guidance to the maintenance team, ensuring tasks are completed effectively and on time. * Diagnose and repair issues related to plumbing, HVAC, electrical, appliances, carpentry, and general property maintenance. * Respond to resident service requests and complete work orders in accordance with company standards and timelines. * Oversee and participate in the “make-ready” process, including pre-move-out inspections, punch list creation, scheduling of vendors, and final quality checks. * Ensure all common areas, exteriors, and grounds are clean, safe, and visually appealing in alignment with company standards. * Schedule and supervise both in-house maintenance and third-party contractor/vendor work. * Perform and document monthly preventative maintenance according to company policies and procedures. * Maintain an organized inventory of supplies, tools, and parts; order materials as needed while adhering to budget guidelines. * Ensure safety protocols are followed by conducting regular safety meetings, maintaining current MSDS sheets, and complying with OSHA and other safety standards. * Inspect work completed by staff, vendors, and contractors to verify quality and compliance with specifications. * Provide excellent customer service by addressing resident concerns promptly and professionally. * Identify cost-saving opportunities and avoid unnecessary replacement of parts or materials. QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Reasonable accommodation may be made to enable individuals with disabilities to perform essential functions. * Minimum of three years’ experience in multifamily property maintenance, including turnover/make-ready processes. * At least one year of supervisory or team leadership experience is required. * Expertise in general maintenance including plumbing, electrical, carpentry, drywall, painting, or appliance repair. * EPA Universal or HVAC certification based upon property requirements. * Proficiency in diagnosing maintenance issues and implementing effective solutions. * Excellent organizational and communication skills with the ability to manage multiple tasks and deadlines in a fast-paced environment. * Strong attention to detail, problem-solving skills, and the ability to work independently or as part of a team. * Proficient with Microsoft Office; Property Management software and Maintenance Ticketing System experience is a must. * Must be customer-service oriented with the ability to interact professionally with residents and vendors. * Must be available for emergency on-call, including evenings and weekends upon the needs of the property. * Valid driver’s license required (for operating golf carts or company vehicles on property if applicable). PHYSICAL DEMANDS: * Ability to stand, walk, bend, stoop, climb, carry objects, and use ladders. * Capable lifting up to 25 pounds independently and 50 pounds with assistance. * Must be able to work outdoors in varying weather conditions (heat, cold, rain, snow, etc.). #LI-DD1

Role Overview: Being part of the store’s Junior Management team you will provide managerial support and help maintain and improve the levels of customer service throughout your section. You will provide assistance in the supervision of all staff while maintaining the standards of the shop floor. Furthermore, you will deal with certain managerial processes on a daily basis as instructed by Store Management. This is a part time role. Visual Merchandising * Attract, engage and motivate customers into making purchases in store by using the latest visual techniques. * Provide assistance with the maintenance of standards on the sales floor. * Keep stock clean and presentable at all times. * Retail Management experience would be advantageous * Excellent Time Management skills * Strong verbal and written communication skills. * IT skills- Microsoft Outlook, Word and Excel. Band 2 HB Security Supervisor Primary Responsibilities: Direct and supervise Safety & Security Officers on their shift in providing security and emergency response services throughout the resort ensuring that performance is within the guidelines of written procedures and resort philosophy. Enforce security and safety guidelines to safeguard resort and guest property. Investigate and document incidents of concern and properly respond to resolve issues. Essential Duties: 1. Respond rapidly to all emergencies and handle crisis situations in an efficient and professional manner. Exhibit a calming demeanor and has the ability to manage emergency situations. 2. Direct officers and does foot and mobile patrol of the entire resort. 3. Investigation and fact finding inquires through short and long term observation, review of documentation, interviews and interrogations. 4. Accurately document incidents, inquires and investigations. 5. Enforce security and safety guidelines to safeguard resort and guest property. 6. Train, supervise, direct and counsel employees under his direction to insure proper response to emergencies and securing resort facilities. 7. Coordinate and supervise special assignments. 8. Assist the DOSS in the day-to-day operations of the department. 9. Perform all duties of a Safety & Security Officer. 10. Act as liaison with residential homeowners to ensure their safety, security and risk management concerns or issues are addressed. 11. Coordinate and supervise the gated controlled access throughout the resort, ensure constant residential patrols and monitor all traffic flows. 12. Meet regularly with homeowners and their associations to discuss their concerns or to provide proactive emergency home management crisis advice. 13. Perform other related duties as assigned or required. Other Duties: 1. Perform department administrative functions, i.e. issuing lockers, parking decals, etc. 2. Train team members/leaders in other departments on safety and security issues. Working Conditions: 1. Normal office conditions. 2. Outdoors in various weather conditions. 3. Travel throughout the resort Work Hours: 1. Must be able to work schedule designated by the Director of Safety and Security. 2. Must be able to work long and irregular hours. 3. Ability to use the telephone, radio, camera. 3. Ability to use various office equipment including but not limited to calculators, photocopiers and facsimile machines. 4. Able to drive a vehicle 5. Able to stand, walk, bend and reach during most of shift. 5. Able to sit at a desk to do administrative duties. 6. Lift and carry up to 10 lbs. Communication Demands: 1.
