IHRE AUFGABEN Administrative Verwaltung eines zugewiesenen Portfolios von Einzelhandelsimmobilien (Objektverwaltung/Property Management) sowie fachlicher Ansprechpartner für alle Fragen rund um die Immobilienverwaltung des zugewiesenen Portfolios für Mieter, Dienstleister und Dritte. Die Tätigkeit erfolgt in enger Zusammenarbeit mit einem eingespielten Team. * Erstellen und Prüfen von Nebenkostenabrechnungen * Durchführung von (indexbasierten) Mieterhöhungen und Staffelmietanpassungen * Prüfung und strukturierte Bearbeitung eingehender Mängelmeldungen * Vertiefte Kenntnisse in technischer Gebäudeausstattung und damit zusammenhängenden Prüfungen, Wartungsumfang und -intervalle * Kenntnisse in versicherungsrechtlichen Fragestellungen im Zusammenhang mit bebauten Grundstücken * Erstellung von Dienstleistungsverträgen nebst Leistungsverzeichnissen * Fundierte Ersteinschätzung des technischen Zustands einer Immobilie, ggf. verbunden mit einer groben Kostenprognose * Aktives Portfoliomanagement inkl. Unterstützung bei An- und Verkäufen * Planung, Koordination und Umsetzung von Optimierungsmaßnahmen bei Immobilien des Portfolios * Permanente Prozessoptimierung * Optimierung der Bewirtschaftungskostensituation auf Objektebene * Rechnungsprüfung und -bearbeitung * Forderungsmanagement inkl. Mahn- und Vollstreckungsbescheid * Übergaben bzw. Abnahmen von Mieteinheiten * Überwachung und Pflege der Stammdaten * Begleitung von Instandhaltungsmaßnahmen oder Umbauten * Koordination und Steuerung externer Dienstleister IHR PROFIL * Abgeschlossene Ausbildung als Immobilienkaufmann/ -frau, gerne mit Weiterbildung zum Immobilienfachwirt/in, Studium oder vergleichbare Qualifikation bzw. ABOUT THE ROLE: As a Shift Technician at Senior Material, you'll play a vital role in ensuring handle machines, packing, cleaning, and all other activities related to the production of separator film. Joining a driven and growing department, you will collaborate closely with internal departments and have a close collaboration with our Operations team! In summary, you will play an important role in the Operations department! Job responsibilities · To handle and lead troubleshooting and analysis root cause of issues, record them after issues have been fixed. · Responsible for implementing improving the process, quality, and output and looking for new solutions. · Be updated on all related instructions, SOP, policies, and other related documents and train the other operators. · Responsible for implementing experiments and collecting data after finishing. · To handle machines, cleaning, and all other activities related to the production of separator films. · To correctly fill in all required data, checklists, process daily reports and other information related to shift technician work. · To handle the product with care and make sure it fulfills all quality requirements. · Always put your and your colleagues’ safety first and handle the machines with care. · Keep a good dialogue with managers, operators and all other employees in the company and make sure the next shift has the relevant info about your shift work. Job competence requirements · Completed upper secondary education. · Preferably previous industrial experience. · Experience in industrial processes. · 5S and Lean thinking. · Flexible and helpful to your colleagues.
