LotusWorks is seeking a detail-oriented Operations Technician to support the daily operation, maintenance, and preservation of critical equipment in a high-tech semiconductor facility. This role is essential in ensuring systems remain reliable, safe, and compliant with industry standards. The ideal candidate will have strong technical skills, a safety-first mindset, and the ability to collaborate closely with engineers and vendors in a fast-paced environment. RESPONSIBILITIES: * Perform all Electrical and Instrumentation preventive and corrective maintenance in accordance with client Facilities standards, safety procedures, and OEM recommendations. * Conduct 5-Year Infrared (IR) Scans on electrical panels, switchboards, MCCs, and equipment to identify temperature anomalies and early signs of failure. * Visually inspect electrical equipment for physical damage, corrosion, contamination, loose connections, missing covers, and incorrect labeling. * Verify that circuit schedules and panel labels match current as-built documentation and initiate updates where required. * Capture and document both infrared and visual images of all IR exceptions and categorize findings per the clients thermal severity criteria. * Generate and close Corrective Maintenance Work Orders (CMWOs) in CMMS for any identified deficiencies or exceptions. * Record amperage, phase balance, and load conditions for each scanned panel, updating PM records and labor entries in CMMS. * Ensure all corrective actions are completed and documented in accordance with the clients IR repair timelines and reporting matrix. * Execute AFD/VFD inspections on all facility drive systems, verifying operational parameters, configuration settings, labeling, and enclosure condition. * Check for signs of overheating, discoloration, vibration, or abnormal noise within VFD enclosures, and inspect internal components for cleanliness and integrity. * Validate the operation of cabinet fans, heaters, and air-conditioning units by adjusting thermostats and confirming correct response. * Verify and, if necessary, correct drive parameters per clients configuration standards. * Inspect and clean air filters, grilles, and intake/exhaust paths, ensuring proper airflow and dust protection. * STJ (Stop the Job) and escalate to engineering for any non-standard findings, abnormal readings, or internal filter installations. * Document all VFD findings, operational readings, and corrective actions in CMMS, ensuring full traceability. * Perform calibration and verification of instrumentation and control devices including temperature, humidity, pressure, level, and flow transmitters, and gas or chemical sensors. * Calibrate sensors to manufacturer and client Facilities tolerances using traceable calibration equipment and standards. * Document all calibration results, “as-found” and “as-left” data, and update calibration tags and records in CMMS. * Verify proper signal transmission, scaling, and controller response after each calibration. * Identify and report any damaged, drifting, or out-of-spec devices for replacement or engineering evaluation. * Maintain calibration records, certificates, and traceability logs in accordance with site QA/QC and audit requirements. * Ensure all electrical and instrumentation work is performed under safe conditions, following arc-flash labeling, PPE requirements, and LOTO procedures. * Keep work areas clean, organized, and safe at all times, removing debris and securing tools and test equipment after completion. * Communicate equipment health, abnormal readings, and potential system risks promptly to Operations and Engineering teams. * Support continuous improvement by reporting recurring issues, recommending procedural enhancements, and contributing to lessons-learned documentation. * Any other duties or responsibilities that may be assigned to you in your role. SKILLS REQUIRED: * We invite anyone who is entry level to those who have 3–10 years of experience in operations, maintenance, or technician roles in a semiconductor, manufacturing, or industrial facility, to apply. * Strong knowledge of electrical and Instrumentation systems such as electrical panels, switchboards, MCCs & VFD's . * Familiarity with maintenance procedures, preservation practices, and safe state verification. * Ability to interpret and follow technical procedures, preservation checklists, and operational guidelines. * Proficient in documenting activities and updating operational systems. * Excellent troubleshooting and escalation skills in response to alarms, shutdowns, or equipment issues. * Strong communication and teamwork skills for working with engineers, vendors, and site leadership. EDUCATION / LICENSES / CERTIFICATIONS * High School Diploma or equivalent, required. * Associate’s, Bachelor’s degree or technical diploma in Engineering, Electrical, or related field preferred, but not required. * Relevant technical certifications (electrical, or instrumentation) are an advantage. * Proof of education, licenses, and certifications will be required where applicable. The Master Chiller Mechanic is responsible for the operation, maintenance, troubleshooting, repair, and optimization of critical chilled water and refrigeration systems supporting semiconductor manufacturing operations. This role ensures reliable and efficient performance of large-scale industrial chillers, cooling infrastructure, and associated mechanical systems in a mission-critical environment. The ideal candidate will possess advanced knowledge of industrial HVAC, refrigeration, chilled water, condenser water, and process cooling systems, with strong troubleshooting capabilities across mechanical, electrical, refrigeration, and controls disciplines. RESPONSIBILITIES: Operations & System Monitoring * Operate and monitor centrifugal, screw, scroll, and reciprocating chillers supporting semiconductor facility operations. * Monitor chilled water, condenser water, glycol, and heat recovery systems to ensure stable and efficient operation. * Review system pressures, temperatures, flows, approach temperatures, and equipment efficiencies. * Monitor SCADA/BMS trends, alarms, and system performance to identify abnormal operating conditions. * Adjust operating parameters to maintain design conditions and optimize energy efficiency. * Coordinate chiller staging, sequencing, and load balancing strategies across plant systems. * Support seasonal startup and shutdown activities for chillers and associated utility systems. Preventive Maintenance * Execute OEM and site-specific preventive maintenance procedures for chillers and auxiliary equipment. * Perform lubrication inspections and review oil analysis reports to support equipment reliability. * Inspect, maintain, and troubleshoot: * Compressors * Condensers * Evaporators * Cooling towers * Pumps * VFDs * Valves and actuators * Heat exchangers * Expansion devices * Conduct tube inspections and coordinate condenser/evaporator tube cleaning activities. * Replace filters, strainers, gaskets, seals, bearings, and other consumable components. * Verify proper refrigerant charge and oil levels. * Perform vibration analysis and alignment inspections on rotating equipment. Corrective Maintenance & Troubleshooting * Diagnose and resolve mechanical, electrical, refrigeration, and controls-related equipment failures. * Troubleshoot issues including: * High condenser pressure * Low evaporator pressure * Surge conditions * Oil system faults * Refrigerant leaks * Flow issues * Compressor trips * Sensor and instrumentation failures * Perform emergency repairs and equipment restoration activities to minimize operational downtime. * Coordinate outage planning, lockout/tagout (LOTO), and system isolation activities. * Support root cause analysis (RCA) investigations and implementation of corrective actions. Refrigeration System Responsibilities * Handle refrigerants in compliance with EPA regulations and environmental requirements. * Recover, evacuate, recharge, and leak-test refrigeration systems. * Maintain refrigerant logs and environmental compliance documentation. * Inspect purge systems and monitor non-condensable gas levels. * Conduct refrigerant leak detection surveys and implement corrective actions. Controls & Instrumentation Support * Verify operation of temperature, pressure, and flow instrumentation associated with chiller systems. * Support calibration activities for sensors, transmitters, and instrumentation devices. * Assist controls technicians with BAS/PLC integration troubleshooting and system diagnostics. * Validate alarm functionality, safety devices, interlocks, and sequence-of-operations performance. * Support controls verification and operational testing activities. Reliability & Optimization * Analyze operational data and performance trends to identify degradation and reliability concerns. * Support energy optimization and efficiency improvement initiatives for chilled water and process cooling systems. * Monitor KPIs including: * kW/ton * Chiller efficiency * MTBF * Runtime distribution * PM compliance * Recommend reliability improvements, operational enhancements, and system upgrades. * Support predictive maintenance strategies including vibration analysis and thermography. Safety & Compliance * Follow all EHS procedures, LOTO requirements, and semiconductor facility safe work practices. * Conduct Job Hazard Analysis (JHA) and pre-task planning activities prior to maintenance execution. * Ensure compliance with OSHA, EPA, and site-specific environmental and safety regulations. * Support emergency response activities and incident investigations. * Maintain safe handling practices for refrigerants, chemicals, and pressurized systems. Documentation & Reporting * Document preventive maintenance, corrective maintenance, inspections, and operational activities within CMMS platforms such as IBM Maximo Application Suite. * Maintain accurate maintenance histories, operational logs, and equipment records. * Generate work orders, deficiency reports, and operational documentation. * Review and update SOPs, MOPs, and maintenance procedures as required. * Support turnover documentation and maintenance reporting activities. * Any other duties or responsibilities that may be assigned to you in your role. SKILLS REQUIRED: * 8+ years of experience operating and maintaining industrial chillers, refrigeration, or mission-critical cooling systems. * Strong troubleshooting skills across mechanical, electrical, refrigeration, and controls systems. * Experience working in semiconductor, mission-critical, industrial, or high-tech manufacturing facilities preferred. * Ability to read and interpret mechanical drawings, P&IDs, equipment manuals, and control sequences. * Strong understanding of chilled water systems, refrigeration cycles, and HVAC operations. EDUCATION / LICENSES / CERTIFICATIONS: * Bachelor's degree in Mechanical Engineering or trade certificate is nice to have, but not required. * High School Diploma is required. * Proof of education, licenses, and certifications will be required where applicable. The FFO Mechanical Operations & Maintenance Technician plays a key role in maintaining the reliability, performance, and safety of facility mechanical systems that directly support semiconductor manufacturing operations. This role performs preventive and corrective maintenance, supports operational uptime, identifies performance improvements, and partners with system owners and engineers to ensure equipment readiness in a mission-critical environment. RESPONSIBILITIES: Preventive & Corrective Maintenance * Execute scheduled preventive maintenance activities as assigned by the Maintenance Planner/Scheduler (MPS) to ensure optimal reliability and performance of facility mechanical systems. * Perform corrective maintenance and troubleshooting on mechanical equipment supporting critical production environments. * Interpret mechanical/electrical drawings, piping schematics, blueprints, and OEM documentation when diagnosing issues. System Operations & Performance * Monitor system conditions and equipment performance using SCADA, controls interfaces, trend logs, and on-equipment instrumentation. * Adjust, balance, and optimize system performance to maintain environmental stability and energy efficiency. * Escalate system abnormalities promptly and document findings, work completed, and recommended actions. Facility Mechanical Systems Work with a wide range of semiconductor facility mechanical systems, including: * Air Handling Units (AHUs), Fan Filter Units (FFUs), Fan Coil Units * Exhaust systems and specialty gas/chemical scrubbers * Chillers (low temp & high temp), boilers, and heat exchangers * Cooling towers and associated water treatment equipment * Process and distribution water systems (chilled water, heating water, cooling water loops) * Compressed air systems (compressors, dryers, filters) * Mechanical distribution systems, pumps, valves, piping, VFDs, and hydronic systems Operational Efficiency & Project Work * Work closely with system owners, engineers, and cross-functional teams to support operational improvement initiatives and efficiency upgrades. * Participate in the development, planning, and execution of system upgrade projects, equipment replacements, and reliability enhancements. Compliance, Documentation & Site Audits * Maintain accurate maintenance logs, documentation, and system status entries in the designated CMMS (e.g., Maximo). * Perform site and equipment audits to ensure alignment with safety requirements, operational procedures, and facility standards. * Follow LOTO, confined space entry, PPE, and semiconductor facility EHS policies at all times. * Any other duties or responsibilities that may be assigned to you in your role.
