The role The Site Acquisition Development Director - DACH plays a critical role in overseeing and managing the entire real estate development process from concept to completion. This position requires a deep understanding of the DACH market, project management, financial analysis, and the ability to collaborate with various stakeholders, both internally and externally, to bring development projects to fruition. This role will work closely with our design, construction, delivery, legal, security, utilities, commercial, and operations teams throughout each project, and will be responsible for preparing and presenting periodic executive presentations. Role requires strengths in stakeholder management, analytics, negotiation, and a drive to execute. Main responsibilities / Research, identify, and qualify land opportunities through market analysis, networking, and field investigation / Develop and implement comprehensive real estate development strategies in alignment with the organisation's goals and objectives. / Present strategic opportunities to the Executive Leadership Team for buy-in and approval to pursue. / Conduct thorough financial analysis, including cost estimation, revenue projections, and risk assessment, to determine project viability and profitability. / Develop and manage project timelines, budgets, and resources. / Lead complex transaction negotiations to acquire land and coordinate with stakeholders to secure power contracts, ensuring alignment with the site’s overall development strategy. / Collaborate with internal teams, external consultants, and stakeholders to ensure smooth project execution. Manage relationships with investors, financial institutions, government agencies, and community members. / Assist in negotiating contracts with architects, contractors, consultants, and other vendors to secure the necessary services for project development. / Identify and mitigate potential risks associated with real estate development projects, including legal, financial, and operational risks. / Stay informed about current real estate market trends, competitor activities, and emerging industry developments to make informed decisions. / Prepare regular progress reports, financial updates, and presentations for senior management, investors, and other stakeholders. Qualifications and experience / Bachelor's degree in Real Estate, Urban Planning, Business Administration, Finance, or a related field. / Leadership experience in site selection for industrial-scale projects, real estate evaluation, acquisition, development, construction, lease agreements, infrastructure delivery, and general awareness of utility agreements, sustainable practices, and financial modelling. / Experience negotiating complex real estate transactions. / Excellent problem solver with the ability to operate in fast pace, ambiguous environment. / Knowledge of the Data Centre industry, operators in German and market dynamics. / Experience in leading complex negotiations, contract formation, and contract negotiations. / Established relationship with German utility providers will be an advantage / Strong collaborator, working closely with multiple teams and subject matter experts, driving and resolving questions effectively. / Confident, takes ownership, willingness to do what it takes to get the job done with proven experience leading complex negotiations/initiatives to successful completion. / Ability to contribute consistently and positively in a high-paced, fast-changing and at time unpredictable work environment. / Ability to be a strong team player, plus an ability to deliver independently; must be able to deliver results or projects in a timely manner. / Fluent German and English / Ability to travel across EMEA

WHAT IS THE ROLE We are hiring a solid Corporate Counsel, with 4+ years’ experience, to join our expanding International Commercial Legal department in this fast growing, truly globally distributed company. Reporting to the Senior Director, International Commercial Legal, this position will be ideal for a self-sufficient and resourceful mid-level attorney located in Munich, Germany. WHAT YOU WILL BE DOING Primarily responsible negotiating and structuring a wide variety of commercial contracts (including Cloud/SaaS and Software Subscription agreements, Professional Services agreements, Data Processing Agreements and associated schedules ensuring compliance with the GDPR), in support of our Sales and Partner organizations in the Central Region (Austria, Germany and Switzerland). Support the Sales & RFP teams during procurement processes, reviewing ITT/RFP requirements, drafting legal responses, and advising on proposed terms and conditions. Engage closely with Elastic’s Central Region Legal lead based in Munich, Germany, the wider Legal Department spread across the USA, EMEA and APJ and Elastic’s go-to-market stakeholders e.g. finance and compliance organization. Supporting EMEA & Global Legal team members on ad hoc projects – as directed. Keeping abreast of relevant legal and regulatory developments and proactively advising key stakeholders on their implications. Help to build and strengthen workflow processes between the Legal Department and other departments within Elastic to enable dealmaking and compliance initiatives. This includes leaning into AI tools and automation opportunities. What You Bring You are qualified and legally permitted to practice law in Germany and have 4+ years’ experience in the drafting and negotiation of technology contracts (including Cloud/SaaS and Software Subscription agreements, Professional Services agreements, Data Processing Agreements). Strong working knowledge of contract law, together with an understanding of cyber and information security obligations in technology contracts, and the ability to engage credibly with technical and security teams. Experience & knowledge of relevant laws and legal systems in Austria, Germany and Switzerland. You will have the ability to balance legal risks with business strategy. Candidates who have experience both in-house or at a major national or international law firm are preferred. You thrive while independently running your own time in a demanding, fast-paced environment, are able to handle ambiguity and rapidly shifting priorities with flexibility, patience, and humour. Compensation for this role is in the form of base salary. This role does not have a variable compensation component. About the Role: Refeyn Ltd., a pioneer in mass photometry and leader in instrumentation for biomolecular analytics for the Academia and Biopharma/Biotech markets, is expanding its European presence, particularly in the DACH South region including South Germany, Austria, and German speaking Switzerland territories. We seek an experienced Technical Sales Specialist (TSS) to strategically drive our market expansion initiatives in DACH South market. Job Description: The TSS, DACH South, will play a crucial role in developing and executing our new business acquisition strategy in the territory. This position, reporting to the Regional Sales Director, EMEA, requires a blend of business acumen and scientific expertise in the field of instrumentation for biomolecular analytics. Key responsibilities for this role include: * Help formulate and execute a comprehensive New Business Acquisition strategy for the territory, identifying new opportunities and optimizing our reach * Selling and promoting Refeyn’s products and solutions across customer groups in Academia and Industry * Meet or exceed the sales target assigned by the Regional Sales Director, EMEA * Create and drive new business opportunities through the sales funnel with detailed lead qualification and accurate opportunity funnel management and forecasting on Salesforce * Identify new prospects and establish business relationships with new potential customers * Manage and build strong customer relationships for long term mutual benefits * Build up strong networks within relevant academic and industrial circles * Assess and analyse customer needs, respond to customer enquiries, and suggest products and services as appropriate * Understand customer applications, workflows, and pain points/bottlenecks and determine if/where our technology fits * Identify key decision makers and understand their purchasing process * Actively drive newly launched innovative products and services into the marketplace and proactively follow up on the successful implementation of the technology * Routine follow-up with existing customer base to touch base on activities and review needs (e.g. upgrades, consumable needs etc.) * Lead price and contract negotiations with prospective customers * Work closely with other departments (Marketing, Product Management, Applications, Service) in order to provide customers with full technical information and support * Utilise all available sales tools to maximise sales efficiency (Salesforce, LinkedIn etc.) * Support the Regional Sales Director with the development and implementation of territory plans * Drive sales and promotional activities such as conferences and customer workshops, and generate leads and prospects for Refeyn’s products * Prepare quarterly forecasts and maintain accurate opportunity information in our CRM (Salesforce) * While the TSS receives support from the Field Application Scientist (FAS) team for demonstrations, it is important for them to have a good understanding of the instrument themselves. * Travel within the assigned territory (50-60% or more) We are ideally looking for someone with the following skills and experience: * Degree in Biological Science, or similar relevant field, additional business degree a plus * Minimum 3 years of experience working in a selling role and with analytical Capex equipment, preferably in the life sciences sector, in the specific territory (DACH South) * Knowledge of selling strategies and methods g. consultative sales and sales profiling frameworks etc. * Hands-on experience with a variety of bioanalytical techniques * Regular travel to customers, conferences, and workshops (50-60% or more) * Experience communicating with different audiences and cross-functional teams (e.g. customers, Sales Operations, R&D, Product Management, Applications, Service & Support) * Strong organizational and communication, and time management skills required * Strong understanding and proven track record with established global/local biopharmaceutical accounts and biotech startups and their workflows. * Established network in the regional life sciences sector is desirable * Fluent in German and English; additional local languages (French) are advantageous * Excellent communication, negotiation, and presentation skills * Self-motivated with an entrepreneurial mindset and a track record of achieving KPI’s and exceeding targets We know there is no such thing as the perfect candidate and that there is great value in transferrable skills, so please don’t feel you have to tick all of the above boxes to apply!
