Due to the continued growth of our lettings portfolio, we are delighted to be recruiting a Trainee Property Manager to join our
Glasgow Lettings Team. This is an excellent opportunity for someone who is at the start of their journey into property and is keen
to build a long-term career in lettings.
In this trainee role, you will be supported to develop your knowledge of the lettings and property management process, while
learning how to deliver an exceptional experience for landlords, tenants and colleagues. You will gradually build confidence in
managing client relationships, coordinating key tenancy processes and understanding how to support the performance of a
residential property portfolio.
We are looking for someone with a genuine interest in property, strong communication skills and the confidence to work with a
range of people. Some previous property, lettings or customer-facing experience would be helpful, but more important is your
enthusiasm to learn, your ability to stay well organised, and your commitment to developing a career in lettings with Rettie.
Ideally, the preferred candidate will already have some experience in lettings or an estate agency environment handling customer
service and administration. It is also very important that you are confident, well organised and genuinely interested in building
a career in lettings.
You will enjoy working with people, communicating clearly and professionally, and taking responsibility for keeping tasks on
track. You should be comfortable learning new systems and processes, asking questions, and developing your knowledge through

Job Summary In partnership with the entire Asset Services Team, the Maintenance Technician will work to meet the on-going maintenance demands of the Portfolio to assure a high level of professionalism regarding all Portfolio maintenance requirements, including timely response to and resolution of any tenant or owner requests or concerns. Essential Functions * Perform scheduled inspections; complete and turn in inspection checklist on time * Note items on inspection checklist which require additional follow up and communicate with Chief and/or Property Manager * Provide feedback to Chief and/or Property Manager regarding needed repairs, special services, etc. * Perform routine and scheduled maintenance and custodial tasks which do not require licensing (e.g. cleaning gutters, sweeping sidewalks, picking up trash, etc.) * Assist other Engineers as requested * Read and interpret manuals, constructions drawings, diagrams, and work orders to perform required maintenance and tasks * Maintain quality appearance of property to Kidder Mathews and Client’s standards * Partner with contracted vendors and ensure quality of work performed by them * Respond to and resolve tenant service requests which do not require licensing (e.g. hanging white boards, changing lightbulbs, removing leaves from storm drain grate, etc.) * Provide excellent customer service by interacting in a professional and positive manner with clients, vendors, coworkers, etc. * Support annual operating and capital budgeting process as requested * Use a variety of hand and power tools following all safety practices * Maintain a safe, clean work environment by following all safety procedures * Be aware of and report any potential safety hazards immediately * Report all accidents immediately Other Functions * Perform other duties or projects as requested Essential Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Job Description: The Area Maintenance Supervisor will work in collaboration with the Regional Property Managers and Regional Construction Managers to oversee physical and financial aspects of Facilities and Maintenance operations across the assigned portfolio of communities. This position relies on experience and judgment to plan and accomplish goals and lead the work of others with a wide degree of creativity and cost-effectiveness. Key Responsibilities : Operations and Procedures Ensure that curb appeal, work order status, and status of make-ready units meet the standards of policies and procedures. Ensure that community maintenance shops meet operations and cleanliness standards. Ensure that inventory control programs are being followed and that consistent on-site inspections are being conducted. Maintain daily maintenance operations of any property that is without a Maintenance Supervisor. Oversee emergency plan implementation and training, verify the plan is in place at each property, and ensure all team members are trained on policies and procedures. Assist the site-teams before, during, and after a large-scale emergency. Coaching and Developing Teams Collaborate with Regional Property Managers, Community Managers, and Corporate Support Teams on interviewing, hiring, training, and mentoring maintenance team members. Assist Regional Property Managers in recommending transfers for maintenance team members. Conduct regular reviews with maintenance team members, provide feedback regarding areas of excellence and areas for improvement, and support team members within navigating career paths. Assist People Operations with implementing disciplinary action as needed. Capital Projects Review all capital projects with the Regional Property Manager prior to or upon approval from the Vice President, and/or Portfolio Manager. Collaborate with Regional Property Manager to outline, develop, and manage specific capital projects. Work directly with the Regional Property Manager to outline the timeline and expectations of the capital project with specific site members and vendors before a project commences. During phase one of initial construction, the Area Maintenance Supervisor will coordinate the completion of capital projects with the in-house Construction Management division. Attend and assist the Construction Management team throughout due diligence of new assets being considered for acquisition. Prepare properties for marketing and disposition. Assist in the implementation of green initiatives. Qualifications : Professional Experience: Minimum 8 years of experience in Facilities Maintenance within Multifamily or Hospitality. Possess excellent general maintenance skills including HVAC repair, plumbing, electrical, etc. Strong creative, organizational, problem solving, and time-management skills. Excellent interpersonal and communication skills and able to work well with tight deadlines and in a team environment. Education: Associate degree from college or technical school or 4+ years related experience and/or training or equivalent combination of education and experience. Accurately perform basic mathematical functions. EPA Universal Certification required. Certified Pool Operator (CPO) Certification required. HVAC license required. Computer Skills: Intermediate computer and internet knowledge preferred. Ability to use on-site resident management software preferred.
