Vad innebär rollen som Property Manager?
Som Property Manager ansvarar du för att hotellet hålls i fint skick och är en trygg och säker plats för gäster och medarbetare. Scandic är hyresgäst och ansvarar driftmässigt för såväl hotellets egendom som byggnaden. Du arbetar proaktivt med brand- och säkerhet och håller i förebyggande och akut underhåll, både praktiskt och administrativt. Hållbarhet är ett viktigt ledord och du arbetar aktivt med att få in det i våra arbetssätt ytterligare. Property Manager rapporterar till hotelldirektören och ingår i hotellets lednings- och krisgrupp. Personalansvar för fastighetsskötare/-tekniker inom Property Services.

Ansvarstagande och driv är A och O för denna tjänst, liksom struktur och organisationsförmåga. Du motiverar, handleder och deltar själv aktivt i det praktiska arbetet. Du har god förmåga att samarbeta och har stort fokus på gästnöjdhet och service
För rollen krävs erfarenhet inom teknisk förvaltning och teknisk utbildning på minst gymnasienivå. Du får gärna ha intresse för något av områdena el, VVS eller styr- och reglerteknik. Du behöver också ha goda kunskaper om brandsäkerhet, AFF-definitioner samt regelverk inom fastighet. Har du anläggningsskötarutbildning brandlarm & sprinkler och certifikat i Heta arbeten är det meriterande. I övrigt vill vi att du har god datorvana samt goda kunskaper i svenska och engelska.

The purpose of this role is to effectively manage and coordinate employees, activities and available resources in order to accomplish property objectives as set forth by the Regional Vice President, ownership group, and Fogelman Properties. Personnel: * Recruits, hires, trains, and supervises all on-site property staff in order to achieve operational goals of assigned property. This process includes new employee orientation, review and approval of timesheets, instructing and advising on-site staff of employee policies and procedures, and performance evaluations. * Works with the Human Resources department in developing and coaching employees to achieve property and company goals. * Conducts ongoing training with property staff; e.g., leasing paperwork, workplace safety, and any other type of training that may be needed. Resident Relations: * Builds a resident focused culture. * Ensure employees are in compliance with all Fair Housing laws. * Reviews all notices to vacate to determine the cause of the move-out. Locates any problem areas and develops plans for process improvement. * Follows Fogelman policies and procedures to maintain positive resident communications; e.g., resolving complaints, service requests, etc. Maintenance: * Physically walks and inspects the entire property on a regular basis, including verifying the condition of the overall property, common areas, and vacant apartments. * Ensures that all service requests are assigned and completed in a timely manner. * Coordinates with maintenance staff to ensure timely turnover of apartments after move-out. Marketing/Leasing: * Develops a property marketing plan and oversees outside marketing. * Ensures that the marketing reports are completed in a timely manner. * Trains the leasing staff to properly welcome and show the property to prospective residents. * Maintains awareness of market/industry conditions and trends. General: * Weekend work may be required. * Adhere to all company policies including but not limited to safety and Fair Housing. * Less than 5% overnight travel may be required. * Other job duties as assigned. QUALIFICATIONS AND SKILLS * Five years of experience in on-site property management preferred. * Three years of experience as a property manager preferred. * Must have background in supervision and a successful track record of accomplishments. * Certified Apartment Manager (CAM), Residential Apartment Manager (RAM) or Certified Property Manager (CPM) certification preferred. * Working knowledge of property management platforms (i.e., Yardi, Entrata, Yieldstar, CRM). * Excellent communication (verbal and written), relationship-building, and customer service skills. * Lease up or new construction experience with proven results preferred for new development properties. * Depending on the property, a valid driver's license and automobile insurance may be required. The Property Manager supervises on-site staff, oversees vendors and maintenance, and plays a critical role in achieving budgeted financial and occupancy targets.
