leadership role serves as the second-in-command for our Commercial Property Management division, providing operational leadership
across a diverse portfolio of retail centers, office parks, and mixed-use properties throughout Southern and Northern California.
Based in our Upland Corporate Office, you will partner closely with the Vice President of Commercial Property Management to ensure
operational excellence across the portfolio while leading a team of Property Managers responsible for delivering exceptional
tenant experiences, maintaining high-quality assets, and achieving strong operational performance. Your duties will include: Serve
as the Vice President's principal operational partner and provide leadership continuity across the department. Act on behalf of
the VP during periods of absence while ensuring strategic matters are appropriately escalated. Lead, mentor, and develop a team of
approximately three to five Property Managers and support staff. Establish performance expectations, accountability measures, and
operational standards across the portfolio. Conduct property reviews and operational audits to ensure consistent execution of
company policies and best practices. Serve as the primary escalation point for operational, tenant, vendor, and property-related
issues. Lead Portfolio Operations Oversee the day-to-day operational execution of the commercial portfolio in alignment with the
Vice President's strategic direction. Help ensure exceptional tenant service, property appearance, maintenance standards, and
operational performance. Oversee preventative maintenance programs, property inspections, life-safety compliance, and risk
management initiatives. Review vendor contracts, maintenance programs, and service proposals within delegated authority.
Coordinate closely with Construction, Development, Leasing, Accounting, Legal, and Marketing teams to support portfolio
objectives. Oversee operational aspects of tenant move-ins, renewals, relocations, and tenant improvement projects. Build Tenant &
Vendor Partnerships Foster long-term relationships with tenants, contractors, vendors, and business partners. Support Property
Managers in resolving complex tenant concerns and strengthening tenant retention. Participate in tenant meetings and major
negotiations alongside the Vice President as needed. Support Financial Performance Assist with operating budgets, capital plans,
financial forecasting, and ownership reporting. Review operating results, forecasts, and variances with Property Managers and
recommend operational improvements. Monitor operating expenses, recoveries, contract performance, and other key property metrics.
Support executive reporting, business planning, and budget presentations. Drive Continuous Improvement Champion operational
excellence through consistent implementation of company policies, procedures, and service standards. Identify opportunities to
improve efficiency, tenant satisfaction, and property performance. Lead special projects, process improvements, and technology
initiatives. Promote a culture centered on accountability, collaboration, innovation, and exceptional customer service. Ensure
compliance with applicable laws, lease requirements, company policies, and workplace safety standards. Skills for Success Our
ideal candidate is an experienced commercial property management executive who combines operational expertise with leadership,
business acumen, and relationship-building skills. Top candidates will typically possess: Bachelor's degree in Business
Administration, Real Estate, Property Management, Finance, or a related field preferred 7–10+ years of progressively responsible
commercial property management experience with 5–7+ years of leadership experience managing Property Managers or multi-property
teams Demonstrated success leading multi-property operations through subordinate managers Experience managing retail, office,
industrial, and/or mixed-use commercial portfolios Strong knowledge of lease administration, CAM reconciliations, budgeting,
financial reporting, tenant relations, and commercial property operations Experience with MRI or similar property management
software preferred California Real Estate License preferred Strong proficiency with Microsoft Office, including Outlook, Excel,

PURPOSE OF THE JOB The Driver is responsible for providing transportation services to Plymouth Harbor residents in a safe, comfortable, efficient, and reliable manner. In addition, this job position participates in the operation of the Health Services medical supplies. This position will normally work every Saturday and Sunday 8am-4pm. DUTIES/RESPONSIBILITIES Transportation Services 1. Provide transportation services to Plymouth Harbor’s residents as assigned utilizing its fleet of vehicles in a manner that best benefits the residents of Plymouth Harbor following routine schedules where applicable. 2. Extend proper courtesy to Plymouth Harbor residents utilizing transportation services including appropriate greetings, opening/closing doors, and assisting in/out of vehicles safely as needed. Timely response to requests. 3. Assure that assistance is provided to residents in loading/unloading items such as grocery sacks, walkers, etc., as well as assisting residents in and out of vehicles. 4. Participate in the routine maintenance and cleaning of Plymouth Harbor’s fleet of vehicles as assigned. 5. Assist in at least weekly cleaning (interior and exterior) of all fleet vehicles. 6. Maintain travel and vehicle maintenance logs as required. 7. Assist valet as directed by the Lead Driver or Director. 8. Drive for evening/weekend trips as scheduled. 9. Participate in maintaining cleanliness and orderliness in work and break areas. 10. Participate in keeping all departmental equipment/supplies in good order. 11. Keep abreast of current regulations governing the operation of motor vehicles. 12. Comply with Florida State statutes regarding required continuing education credits. 13. Work safely complying at all times with Plymouth Harbor safety standards. 14. Attend and participate in workshops, seminars, and mandatory in-services as approved or required. 15. Maintain work area, equipment, and supplies in a clean, sanitary, and organized manner. Ensure that work areas are neat and confidential materials are properly stored before leaving area on breaks, end of workday, etc. 16. Within Plymouth Harbor property, call 555 in the event of an emergency. 17. Work safely; complying at all times with Plymouth Harbor safety standards. 18. Discharge properly such other responsibilities and duties as the Director and/or Vice President of Support Services may direct. SUPERVISORY RESPONSIBILITY * This position has no supervisory responsibilities. QUALIFICATIONS Education: * High school graduate or equivalent. Experience: * Must have prior hospitality/customer service experience. * Must be able to operate vehicles with automatic and standard transmissions. General: * Must be a detail-oriented person and be able to perform duties with great accuracy on a daily basis. * Must have good organizational skills. * Must have excellent personal skills, demonstrating the ability to conduct oneself in a non-controversial style; a style that inspires the respect of others and promotes a sense of trust in the individual’s competence. * Must have good communication skills; speaking, writing, and listening. * Must be fluent in English. * Must have good computer skills.
