Description VP of Land Acquisition and Feasibility – Upland, CA. The Lewis Group of Companies, one of the nation’s largest
privately held real estate developers, is actively seeking an educated professional for its Southern California land team. Our top
candidate will have extensive experience in the site selection process, negotiations, contracting, joint ventures, due diligence,
financial analysis, land-use entitlements, land development, and the ability to manage multiple concurrent transactions. In your
new role, you will be based at the corporate office in Upland, CA , and report to the Vice President, Managing Director of Land
Acquisition with significant interaction with company owners. POSITION RESPONSIBILITIES INCLUDE : Prospect for potential land
acquisition opportunities throughout Southern California, with a focus primarily on greater Los Angeles County and the Inland
Empire area. Negotiate joint ventures and other land transactions. Work with landowners daily to prospect and negotiate for
potential land purchases and coordinate the close of escrow of land purchases. Maintain regular contacts and strong relationships
with brokers and real estate agents to prospect for potential land purchases. Maintain regular contacts and strong relationships
with City and County Staff. Understand the development potential of specific land opportunities. Proficient with financial
analysis and market evaluations. Coordinate and conduct physical due diligence activities with internal Lewis team members and
outside consultants. Assemble business plans and development strategies. Manage multiple concurrent transactions. Familiar with
the title and escrow process. Maintain knowledge of ordinances and codes related to land entitlement and development, including
CEQA . Knowledge of State housing and land use legislation such as surplus land act requirements. Familiarity with affordable
housing rules and regulations. Work regularly with elected officials to maintain strong relationships and gain initial support for
the future land entitlement and development process. Work with various internal Lewis departments, project development, marketing,
legal, commercial, accounting, and finance. Experience & Education for success: 10+ years of experience in land acquisition, land
planning, and/or the real estate development industry is required. Experience in the Inland Empire and greater Los Angeles
marketplace is preferable. A four-year college degree in real estate development or similar industry emphasis is required.
Additional requirements: Knowledge of Excel, Word, PowerPoint, and aerial mapping programs is essential. A California Real Estate
Sales or Brokerage license is required or must be acquired within six months of hire (Lewis will reimburse the cost of license and
renewals) Reliable transportation and a driver’s license are required for traveling to company projects and land sites. NOTE: This
is a Mon-Fri, 8am-5pm office position located at the Upland, CA corporate office. In addition to a competitive annual salary (

RESPONSIBILITIES: ENVIRONMENTAL AND SOCIAL MANAGEMENT SYSTEMS * Support in the development and implementation of the corporate ESMS, ensuring adequate cascading across all AE portfolio of projects at all stages * Oversee and support in the development of project-specific ESMSs to ensure alignment with ESIA, ESAP, employer requirements, investors, and lenders’ requirements * Maintain up-to-date knowledge of international, regional, and local environmental and social standards and legislation, as well as rapidly evolving ESG frameworks and requirements * Coordinate/interface with internal resources or external consultants accordingly * Support in the required tasks to obtain and maintain ISO certifications * Environmental and Social Studies and Assessments * Conduct E&S screening assessments of potential investment opportunities at origination stage * Conduct E&S due diligence assessments, both internally and coordinating third party assessments by E&S consultants of potential investment opportunities * Support in the preparation of tenders, evaluation of proposals and selection of specialised consultants to perform ESIA studies and other related studies for projects * Coordinate the tasks of the E&S consultants, monitor the progress of the ESIA process and review deliverables, to ensure Project requirements are fulfilled on time, budget and with the right quality and up to the required standards (Corporate requirements and Lender standards) * Coordinate with the technical, project finance and investment team as well as in-country teams for the planning, execution and timely consideration of requirements * Support in the interface with Lenders E&S teams and Lenders E&S advisors * Coordinate required E&S activities at country level, directing local E&S representatives across all relevant E&S aspects including the process of land acquisition where applicable * Preparation of E&S components of tender submissions, evaluation and negotiation of E&S / QHSE contractual obligations with EPC / Suppliers / BOP and O&M contractors Project Planning, Execution & Operations * Provide early environmental and social support with planning and relevant consent applications * Guide and manage the development of the Project-specific ESMMPs by the EPC / Suppliers / BOP and O&M contractors in line with applicable ESG compliance framework * Oversee and monitor E&S performance of EPC / Suppliers / BOP and O&M contractors through site inspections, progress meetings, review of documentation and performance indicators for Projects under construction and operation * Oversee the process followed by the Contractor to identify, correct and prevent incidents, accidents, non-conformances and grievances * Develop monthly, quarterly and annual E&S internal and external monitoring reports * Maintain strong liaison with the Project team at Corporate level, Country level and Project level * Work closely with internal (QHSE, technical, investments, contracts, legal) & external stakeholders to identify and address E&S risks, and material & emerging issues * Coordinate required E&S activities at country level, directing local E&S representatives * Communicate project requirements, environmental & social procedures and standards to relevant parties and oversee their implementation * Balance works to be completed internally or sub-contracted Social Development & Investment * Support the development of the ‘social investment’ strategy in line with best international practice and specific operating guidelines (e.g. in human rights, community development framework, stakeholder engagement strategy) * Support the identification, assessment of feasibility, development, and implementation of social investment initiatives and projects across the AE portfolio, including activity steps, resourcing, budget requirements, and timelines * Manage and monitor the successful implementation of social investment initiatives while providing guidance, direction, and supervision of local E&S representatives;
