The Role
We are seeking a dynamic and experienced Property Manager to oversee the day-to-day operations of our student accommodation
community in Birmingham. This key role is responsible for operations, leasing, marketing, and the overall resident experience,
ensuring a high-quality living environment while meeting leasing and financial targets, maintaining excellent property standards,
and leading an on-site team.
This is a full-time role, working Monday to Friday from 9:00am to 5:30pm. The position is split evenly across two Birmingham sites
located just one mile apart. Beech Gardens offers a mix of cluster flats and studios, while B16 Studios offers recently
refurbished studio apartments.

The Role As a Maintenance Operative, you will play a key role in maintaining the Birmingham properties to a high standard, ensuring a safe, compliant, and well-maintained living environment for our residents. This will be achieved through the timely completion of reactive maintenance tasks and close collaboration with the Property Manager to meet all building, health, and safety requirements, with additional support from the Head of Compliance and Facilities. You will deliver excellent customer service to residents while carrying out works efficiently and in line with agreed budgets. What You Will be Doing * Process reactive maintenance jobs in a timely manner via StuRents, diagnosing issues quickly and efficiently, and keeping residents informed by email or in person * Identify and rectify day-to-day maintenance tasks, including but not limited to plumbing, carpentry, painting, and gardening * Carry out daily building walks to ensure communal areas, grounds, plant rooms, storerooms, and bin stores are well maintained, free from excess rubbish, and free of hazards * Assist on-site contractors to ensure works are completed efficiently and health and safety procedures are followed * Conduct daily, weekly, monthly, and quarterly statutory compliance checks as required for each property * Maintain Fire and Water Log books in line with compliance requirements * Assist with end-of-tenancy check-out inspections * Assess, report, and action end-of-tenancy turnaround maintenance * Build, develop, and maintain strong working relationships with local contractors * Liaise and coordinate with third-party contractors to provide site access and support completion of works * Work with the Property Manager to manage cost controls and profitability through an understanding of P&L budgets, ensuring financial procedures are followed * Deliver a high standard of service through proactive and timely engagement with student residents * Work with the Property Manager to ensure maintenance records and all documentation are accurate and up to date * Monitor and update StuRents daily, recording when repairs are reported and completed * Carry out weekly cleaning of communal areas, including hoovering, mopping, and wiping down surfaces * Complete regular litter picking and ensure the exterior of the properties remains presentable, contributing to strong curb appeal What we are looking for * Minimum 2-3 years of hands-on property maintenance experience covering all areas of general maintenance including (but not limited to) basics of carpentry, painting, plumbing, electrical * Locally based with access to own vehicle for travel * Good all round understanding of statutory maintenance requirements (Fire, water regs etc) * IT reporting skills * Detail-oriented with strong communication skills What we offer * Private Medical and Dental Insurance * Generous, service-linked annual leave package * Enhanced Salary Sacrifice Pension * Annual Wellbeing Allowance * Annual Salary Review * Learning and Development Opportunities * Employee Matching Scheme * Paid Volunteering Days * Life Assurance * Cyclescheme * Referral Scheme * Length of Service Awards

The purpose of this role is to effectively manage and coordinate employees, activities and available resources in order to accomplish property objectives as set forth by the Regional Vice President, ownership group, and Fogelman Properties. These objectives will include maximizing occupancy levels and property values. ESSENTIAL DUTIES AND RESPONSIBILITIES Conduct all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multifamily housing. Financial: * Assists the RVP in formulation of budgets for each upcoming calendar year. * Responsible for staying within the established budget guidelines throughout the year, escalating any anomalies or exceptions. * Responsible for monthly review of financial statements and preparing owner reports. * Ensures that all rents are collected, posted, and deposited in a timely manner. * Performs evictions and utility cut-offs as required on delinquent rents. * Maintain a positive relationship with vendors to ensure accurate invoicing, work scheduling, and obtaining certificates of insurance (COI). * Responsible for approving and submitting all invoices to corporate office for processing. * Approves property expenditures. Personnel: * Recruits, hires, trains, and supervises all on-site property staff in order to achieve operational goals of assigned property. This process includes new employee orientation, review and approval of timesheets, instructing and advising on-site staff of employee policies and procedures, and performance evaluations. * Works with the Human Resources department in developing and coaching employees to achieve property and company goals. * Conducts ongoing training with property staff; e.g., leasing paperwork, workplace safety, and any other type of training that may be needed. Administrative/Office: * Ensures that lease files are completed accurately and timely. * Reviews all lease applications and signs new move-in leases and addendums. * Conducts property inspections with government agencies, Fogelman leadership, and property owners. * Ensure that the property meets all requirements as outlined in Fogelman audits and regulatory agency audits. * Responsible for office opening on schedule, condition of office and model apartments. * Maintains all on site local and state licenses. * Reports all liability and property incidents through the online incident reporting system. * Responsible for other special projects and reports upon request (e.g., Capital Improvement and Interior Renovations). Resident Relations: * Builds a resident focused culture. * Ensure employees are in compliance with all Fair Housing laws. * Reviews all notices to vacate to determine the cause of the move-out. Locates any problem areas and develops plans for process improvement. * Follows Fogelman policies and procedures to maintain positive resident communications; e.g., resolving complaints, service requests, etc. Maintenance: * Physically walks and inspects the entire property on a regular basis, including verifying the condition of the overall property, common areas, and vacant apartments. * Ensures that all service requests are assigned and completed in a timely manner. * Coordinates with maintenance staff to ensure timely turnover of apartments after move-out. Marketing/Leasing: * Develops a property marketing plan and oversees outside marketing. * Ensures that the marketing reports are completed in a timely manner. * Trains the leasing staff to properly welcome and show the property to prospective residents. * Maintains awareness of market/industry conditions and trends. General: * Weekend work may be required. * Adhere to all company policies including but not limited to safety and Fair Housing. * Less than 5% overnight travel may be required. * Other job duties as assigned. QUALIFICATIONS AND SKILLS * Five years of experience in on-site property management preferred. * Three years of experience as a property manager preferred. * Must have background in supervision and a successful track record of accomplishments. * Certified Apartment Manager (CAM), Residential Apartment Manager (RAM) or Certified Property Manager (CPM) certification preferred. * Working knowledge of property management platforms (i.e., Yardi, Entrata, Yieldstar, CRM). * Excellent communication (verbal and written), relationship-building, and customer service skills. * Lease up or new construction experience with proven results preferred for new development properties. * Depending on the property, a valid driver's license and automobile insurance may be required. The Property Manager 4, Lake Crest - West Fargo - is responsible for the oversight of all operational and financial aspects for the day-to-day operations of their multifamily residential properties which includes resident relations, financial operations, and property management.
