OPPORTUNITY The Maintenance Manager oversees property maintenance, ensuring efficient repairs, safety, and quality standards. This
role troubleshoots issues, leads preventative maintenance, and mentors the team. Additionally, they collaborate with property
leadership to improve operations and enhance the resident experience. KEY JOB RESPONSIBILITIES Oversee property maintenance,
including service ticket completions, inspections, repairs, preventative maintenance, unit turns, and upkeep of apartments and
common areas . Lead maintenance team recruiting, mentoring, and employee performance/compensation review processes as required .
Foster a high-performance culture by setting clear expectations, mentoring, providing feedback, and driving accountability within
the maintenance team. Ensure compliance with OSHA, EPA, ADA, Fair Housing, and other safety regulations while identifying and
addressing hazards. Monitor budgets, control inventory, and coordinate with vendors and contractors for repairs and capital
projects. Provide emergency and on-call maintenance support as needed. Support the team with other duties as needed to maintain
resident satisfaction and property standards. CANDIDATE PROFILE Extensive experience in multifamily maintenance or related field.
Leadership experience and ability to train and mentor staff. HVAC certification required ; CPO certification preferred. Strong
troubleshooting skills for HVAC, plumbing, electrical, and appliances. Knowledge of OSHA regulations and safety protocols. Strong
organizational and time-management skills . Ability to work flexible schedules, including participation in an on-call rotation.
Lifting/carrying (supplies, equipment, etc.): Over 75 lbs. Rare need 25 – 75 lbs. Occasional need 1 – 25 lbs. Constant need

The role... This position will be responsible for planning, organizing, leading and controlling the Engineering Department according to company policies in the safest, most efficient and economical operation and maintenance of the mechanical, electrical, building facilities and the grounds. Supporting the management team as needed. Main Duties: * Develop, implement and manage emergency programs for the operation and maintenance of all equipment and physical structures in compliance with corporate standards, local, state and national codes and regulations to protect the asset, guests and employees, to ensure optimum operations, minimize expenses and maximize customer satisfaction. * Recommends the department's budget and capital expenditures and manages expenses within approved budget constraints. * Conduct all department personnel performance reviews. * Requires advanced knowledge of building management/engineering. * May require considerable working knowledge of other major areas in the Hotel/Club and the skill to integrate and communicate that information. * Requires analyzing activities and/or information involving some original data manipulation or interpretation to arrive at logical conclusions. * Ability to provide information and associated services to Club management and guests. * Ability to work with contractors and subcontractors to ensure quality work is performed. * Satisfactorily communicate with guests, management and co-workers to their understanding. * Supervise the Team Members in the department to attract, retain and motivate the staff; hire, train, develop, empower, coach and counsel, conduct performance and salary reviews, resolve problems, provide open communication vehicles, discipline and terminate, as appropriate. * Develop, recommend, implement and manage the department's budget capital expenditure plan, forecasts and objectives consistent with maintaining a first-class property and management’s expectations. * Develop, implement and manage a maintenance program and negotiate maintenance contracts for the Club and all of the equipment in compliance with corporate standards and local, state and national codes and regulations to ensure the safety, convenience and satisfaction of all guests, managers and employees to protect the asset and maintain the property in first class condition. * Must comply with all departments, Club and corporate standard operating procedures. * Perform, administer and document preventive maintenance programs. * Maintain a work order system for the Club as well as complete work orders on a timely basis. * Develop, implement and direct all Emergency Programs; ensure all equipment is maintained, conduct inspections and drills, ensure compliance with all codes and regulations, train all employees and maintain accurate records to ensure a safe environment which protects the asset, guests and employees. * Develop, implement and manage energy conservation programs for the property to minimize expenses. * Coordinate renovation bidding, define the cost and scope of the project and oversee the general contractor and subcontractors to ensure quality work is performed for minimal cost. * Performs other duties as assigned by supervisor/manager.
